The original ceilings in Cheam's inter-war homes are usually lath and plaster or early plasterboard, and the classic failure is cracking and sagging between the joists — often first noticed as a bulge or a crack that follows a straight line. Small, stable cracks can be raked out and repaired; but where the ceiling has genuinely lost its key, the honest fix is to overboard and skim, giving you a new ceiling without taking the old one down.
