Rendering in Cheam

Exterior render should be chosen for the wall beneath it, not only for its colour or texture. For Cheam homes in SM2 and SM3, the decision may involve repairing an existing finish or considering a new system. Sand and cement, K Rend and silicone render have different preparation and maintenance requirements.

SJF Plastering provides rendering enquiries and free quotations for Cheam Village, North Cheam and Lower Cheam. Call 07967 302162 with photographs and a description of the walls. The background, access and condition of existing render need assessing before recommending a repair or replacement system.

This page covers rendering & k rend only. If you need something broader, see our general plastering services in Cheam.

Assessing exterior walls in Cheam

A typical 1930s semi may combine rendered panels, brickwork and later extensions, with junctions that need careful detailing. Victorian and Edwardian properties can have solid-wall construction and traditional materials that manage moisture differently from modern cavity walls. A finish that suits one elevation may not suit another.

Cracks, hollow patches and staining need investigating before a new coat is applied. Water may be entering through defective gutters, flashings or window details rather than through the render itself. Rendering is not a substitute for fixing those faults, and active movement may require advice from a surveyor or structural engineer.

Sand and cement, K Rend and silicone render

Sand and cement render is a traditional cement-based approach, usually finished for subsequent decoration. The mix, number of coats and preparation must suit the masonry and exposure. It is not automatically the right option for older solid walls or soft backgrounds; compatibility needs considering before choosing a hard new coating.

K Rend is a brand with different render products and systems, not a single finish suitable for every wall. Silicone-based systems can offer a through-coloured decorative finish, but the specification still needs to match the substrate. Reinforcement, primers, base coats and finish coats should follow the selected manufacturer’s system rather than mixing unrelated products.

No render is maintenance-free. Keep rainwater goods working and inspect junctions and coatings over time. Colour, texture, weather exposure and any future cleaning or decoration should form part of the discussion, alongside whether existing architectural details can remain clear.

Repairing or replacing existing render

A local repair may be suitable where the surrounding render is firmly attached and the cause of damage is understood. Matching an aged texture or weathered colour can be difficult, so a patch may remain visible. Widespread hollow areas or incompatible earlier coatings can mean a larger area needs attention.

For Cheam Village, North Cheam and Lower Cheam properties, access also affects the plan. Side passages, neighbouring boundaries and work above extensions need considering before materials arrive. Any required permissions or specialist access should be clarified before the work is agreed, rather than assumed from photographs.

How a rendering job is planned

1. Inspect the background and existing finish, discuss the symptoms and identify moisture or movement issues that need resolving first.

2. Agree the compatible render system, extent of preparation, edge details and access arrangements. Confirm what is included in the quotation.

3. Prepare sound surfaces and apply the specified coats, reinforcement and junction details in suitable weather conditions.

4. Allow the system to cure as directed. Follow its maintenance and decorating guidance; curing and drying cannot be rushed simply to meet a decorating date.

Good communication, job arranged quickly

Steve was in touch straight away, gave a very reasonable quote and was good at communicating what was needed and when he would be able to do the work. Steve arrived on time on the day, did a good job and carried out the work in very good time. I would use Steve again for any similar work.

Rendering & K Rend in Cheam — common questions

Is K Rend the same as silicone render?
K Rend is a brand offering different products and systems. Silicone render describes a type of formulation; the specific product and full system specification matter.
Can you render over existing render?
Sometimes, but only after checking adhesion, compatibility and condition. Loose render, trapped moisture and unsuitable coatings need addressing first.
Does rendering stop damp?
Not by itself. Leaks, ground moisture, ventilation and wall construction need investigating. An unsuitable coating can make moisture problems worse.
Can a small render repair match the existing wall?
A repair can be shaped to suit the surrounding finish, but an exact colour or texture match is not guaranteed, especially on weathered render. Discuss the likely appearance before proceeding.
