Lath and plaster ceilings in Sutton's terraces
Many late-Victorian and Edwardian houses near the station and around Benhill and Sutton Common still have their original lath-and-plaster ceilings. When they are sound they can be skimmed; when the plaster has lost its key to the laths, they crack in a map pattern, bulge or feel loose.
A sagging ceiling should not simply be skimmed — extra weight on a failing ceiling makes things worse. Overboarding with screws into the joists, or taking the ceiling down and re-boarding, are the safe options. We explain which we recommend and why.
